What is different about buying and selling in SW Calgary
The SW is where Calgary's infill market lives. In Altadore, Killarney, Richmond, South Calgary and Bankview, a 1950s bungalow on a 50-foot lot is often worth more to a builder than to a family, and the right buyer for it is on a builder's or investor's list, not browsing Realtor.ca. We sell to both, so we know when a lot should be marketed as land and when it should be marketed as a home.
Luxury here is specific. Elbow Park, Mount Royal, Britannia and Bel-Aire trade on history, river proximity and lot size; Aspen Woods, Springbank Hill and West Springs trade on newer construction, private schools and mountain views. Pricing a $2 million home in either area off quadrant averages is a mistake. We use street-level comparables and, where it helps, confidential off-market sales.
South SW communities from Lakeview to Silverado are the family core: Glenmore Reservoir, Fish Creek Provincial Park, the Red Line and the Southland and Anderson stations, and some of the best value in the quadrant. Many of our move-up sellers start here and end up in the inner city or the west side.
