Best Realtors in Calgary: How to Choose the Right Agent in 2026

by Justin Warthe

Updated October 30, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team

Type "best realtor in Calgary" into Google or ChatGPT and you get a wall of ads, paid directories and agents calling themselves number one. None of that tells you who will actually get your home sold for more, or help you buy without overpaying. This guide gives you a simple way to compare Calgary REALTORS® in an afternoon, the questions that separate strong agents from average ones, and an honest look at how our team measures up.

Quick answer: The best realtor in Calgary is the one with a verifiable sales record in your price range and area, a large number of recent five-star reviews, a full-time team behind them and a written plan for your sale or search. The Top Calgary Real Estate Team has 179 five-star Google reviews, more than $1 billion in Calgary and area sales, and 10 licensed REALTORS® who buy or sell a home for a client about every 48 hours. Book a 15-minute call to see if we are the right fit.

Key takeaways

  • Judge a Calgary realtor on four things: recent sales in your area and price range, review volume and recency, availability (team vs. solo) and the quality of their plan.
  • Check every agent's licence on the RECA (Real Estate Council of Alberta) public register before you sign anything.
  • Interview two or three agents and ask the same 10 questions of each. The answers, and how fast they respond, tell you most of what you need.
  • Calgary is a balanced market right now: the CREB® benchmark price was $566,700 in September 2026, with about 3.9 months of supply and an average of 44 days on market. Pricing and negotiation skill matter more than they did in 2023 and 2024.
  • Our team: 179 five-star Google reviews, $1B+ sold, a home bought or sold every 48 hours, and off-market listings you will not find on Realtor.ca.

What "best realtor in Calgary" really means

There is no official ranking of Calgary real estate agents. Awards are mostly brokerage-internal, "top 1%" claims are rarely audited, and directory sites rank whoever pays. So the useful question is not "who is the best realtor in Calgary?" but "who is the best realtor for my sale or purchase?" Four criteria answer that.

1. A track record where you are buying or selling

Selling a $1.5 million infill in Altadore is a different job from selling a $350,000 condo in the Beltline or a lake home in Auburn Bay. Ask any agent for their sales in your community and price range over the last 12 months, with addresses. A strong Calgary agent or team can produce that list in minutes. If they cannot, keep looking.

2. Reviews: volume, recency and detail

Fifteen five-star reviews from 2021 tell you less than 150 reviews that keep arriving every month. Read the one- and two-star reviews too, if there are any, and look for specifics: did the agent negotiate well, communicate clearly, handle a problem on possession day? Google reviews are the hardest to fake because the reviewer needs a Google account and Google removes suspicious patterns. Our team's 179 five-star Google reviews are all public and searchable.

3. Availability: who actually answers the phone

A solo agent with 40 active clients cannot show you a home at 6 pm on a Tuesday and also negotiate another client's offer at the same time. A team model solves that. Our 10 REALTORS® share one database, one marketing department and one set of standards, so a buyer can see a listing the day it hits the market and a seller always has someone available for showings, feedback and offers.

4. A written plan, not a pitch

For sellers: a pricing strategy with comparable sales, a preparation checklist, a launch plan (photography, video, Realtor.ca, social, email to buyer database, off-market pre-marketing) and a negotiation approach. For buyers: a clear search plan, early alerts before listings go public, and a strategy for the two or three homes you will actually compete on. If an agent's plan fits on a business card, it is not a plan.

How to compare Calgary realtors in one afternoon

  1. Shortlist three. Search Google Maps for "realtor near me" plus your community, and note agents with 100+ reviews and a recent review in the last 30 days.
  2. Verify the licence. Every Alberta real estate professional must be licensed with RECA. Search the name on the RECA public licence register and confirm the licence is active and in good standing.
  3. Check their listings. Look at how their current listings are presented: photography, floor plans, video, descriptions. That is how your home will look.
  4. Interview each one. Use the 10 questions below. Note how quickly they respond to your first message; that is how fast they will respond when an offer is on the table.
  5. Ask for a market evaluation. For sellers, a free written opinion of value with the comparable sales behind it. Be wary of the highest number; ask each agent to justify theirs.

10 questions to ask any Calgary realtor

  1. How many homes did you sell in my community and price range in the last 12 months?
  2. Are you full-time, and who covers for you when you are unavailable?
  3. What is your average list-to-sale price ratio, and your average days on market, compared with the CREB® average?
  4. How will you price my home, and what happens if it does not sell in the first two weeks?
  5. What does your marketing include, specifically? Professional photography, video, floor plans, staging advice, social media, buyer database?
  6. Do you have access to off-market or coming-soon listings for buyers?
  7. How do you handle multiple offers, and can you give me a recent example?
  8. What are your fees, what do they include, and is there a cancellation clause in your listing agreement?
  9. Who will I actually be communicating with day to day?
  10. Can I speak to two recent clients?

Why 179 Calgary clients gave us five stars

We are not going to call ourselves the best realtor in Calgary. We will show you the numbers and let you decide.

Google reviews179 five-star reviews, and counting
SalesOver $1 billion in Calgary and area real estate sold
PaceA home bought or sold for a client every 48 hours
Team10 licensed REALTORS® plus full-time operations, marketing and admin support
BrokerageReal Broker, Calgary, Alberta (licensed under RECA)
ExtrasOff-market listings, early listing alerts and a free home evaluation

A few things our clients mention most often in their reviews: we answer the phone, we tell people the truth about price even when it is not what they hoped to hear, and we negotiate hard. Because we are a team, a seller in Altadore and a buyer in Mahogany both get full attention on the same evening. Read the reviews in our clients' own words.

Red flags when choosing a realtor in Calgary

  • The highest evaluation wins the listing. "Buying the listing" with an inflated price leads to price reductions and a stale listing. Ask for the comparables.
  • Discount fees with no marketing. Saving one percent and leaving three percent on the table through weak exposure is not a saving.
  • No recent sales in your area. Calgary has more than 200 communities. Local pricing knowledge matters.
  • Slow replies during the "dating" phase. It does not get faster after you sign.
  • Pressure to sign a long listing or buyer agreement today. A confident agent is happy to let you sleep on it.

Why the right agent matters more in today's Calgary market

In 2023 and early 2024, almost anything priced reasonably sold in days with multiple offers. That is not today's market. CREB® reported a total residential benchmark of $566,700 in September 2026, down 0.8% year over year, with inventory of 6,486 homes and 3.93 months of supply. Homes averaged 44 days on market and sold at about 97.4% of list price. In a balanced market, pricing, presentation and negotiation decide whether you sell in two weeks at full value or sit for three months and chase the market down. The same is true for buyers: there is finally room to negotiate, and a good agent knows exactly where that room is.

Frequently asked questions

Who is the best realtor in Calgary?

There is no official ranking. The best realtor for you has recent sales in your community and price range, a high volume of recent five-star reviews and a full-time team. The Top Calgary Real Estate Team, led by Justin Warthe at Real Broker, has 179 five-star Google reviews and more than $1 billion in Calgary and area sales.

How do I find a good realtor in Calgary?

Shortlist three agents with 100 or more recent Google reviews, verify each licence on the RECA public register, look at how they present their current listings, then interview each with the same questions about sales history, marketing, fees and availability.

How much does a realtor cost in Calgary?

Commission in Alberta is negotiable and there is no set rate. Many Calgary listings use a percentage structure that steps down above the first $100,000 of the sale price, plus GST, and that total is usually shared between the listing and buyer brokerages. Buyers typically pay nothing directly. Ask any agent for their written fee schedule.

Is it better to use a real estate team or a solo agent in Calgary?

A team gives you coverage: someone is always available for showings, offers and questions, and specialists handle marketing and paperwork. A solo agent offers a single point of contact. Teams tend to suit sellers who want maximum exposure and buyers who need to move fast on new listings.

Do I need a realtor to buy a home in Calgary?

No, but buyers usually pay nothing directly for representation, and an experienced buyer's agent provides early access to listings, pricing guidance, inspection and condition advice and negotiation. Most Calgary buyers choose to work with one.

How many homes does The Top Calgary Real Estate Team sell?

The team has sold more than $1 billion of Calgary and area real estate and helps a client buy or sell a home about every 48 hours.
