What homes cost in NE Calgary (September 2026)

CREB® reports prices by district rather than by quadrant, so the table shows the districts that cover NE Calgary. A benchmark is the price of a typical home in that district; individual streets and communities can sit well above or below it.

What is different about buying and selling in NE Calgary

NE Calgary is where Calgary's first-time buyers, multi-generational families and investors meet. Many homes in Saddle Ridge, Taradale, Cornerstone and Redstone are built with a separate side entrance and basement suite in mind, and legal secondary suites materially change what a home is worth and who will buy it. A realtor who understands the City of Calgary's suite registry and the difference between a legal, legalizable and illegal suite will price and market an NE home correctly.

The Blue Line LRT (Marlborough, Franklin, Rundle, Whitehorn, Martindale, Saddletowne) and the airport are the two anchors. Homes within walking distance of a station attract renters and commuters; homes near the airport attract shift workers and investors. The newest communities around Cornerstone and the future Green Line extension are changing the map every year.

The East district, which covers the older communities south of 16 Avenue such as Marlborough, Rundle and Forest Lawn, is the least expensive detached market in the city at $476,200. These 1960s and 1970s bungalows on large lots are the most active renovation and infill market in NE Calgary, and they sell to a very different buyer than a new home in Skyview.

Selling a home in NE Calgary

Many NE Calgary sellers are moving up within the quadrant or out to Airdrie and Chestermere. We market suites, side entrances and lot size prominently, because those are the features NE buyers and investors search for, and we price against the new-construction competition that is always a few minutes away.

  1. Pricing. We pull the last 90 days of sales and active competition in your community, not just the quadrant, and show you the number that sells in the first two weeks at full value.
  2. Preparation. A room-by-room checklist, staging advice and a short list of fixes that return more than they cost.
  3. Launch. Professional photography, video, floor plans, Realtor.ca, social media, and a pre-launch to our buyer database and off-market network before the public sees it.
  4. Showings and feedback. You hear what every buyer said within 24 hours.
  5. Negotiation and closing. One lead negotiator on every offer, and an operations team that keeps conditions, deposits and possession on schedule.

Buying a home in NE Calgary

NE Calgary buyers are often buying for the first time, buying with extended family, or buying to rent. We help you compare a resale home with an existing suite against a new build where the suite is still to be finished, and we check suite status with the City before you write an offer.

  • Early alerts: be the first to know about new NE Calgary listings, including coming-soon and off-market homes.
  • Community fit: we will tell you which NE communities fit your budget, commute, schools and lifestyle, and which to skip.
  • Protection: inspection, condition and pricing advice from an agent who sees NE Calgary homes every week, and a negotiator who knows where the room is in today's balanced market.
  • New builds: if you are considering a new community, we represent you with the builder at no cost to you. See new builds.

Frequently asked questions

How much is a house in NE Calgary?

CREB® reported a detached benchmark of $556,600 in the North East district and $476,200 in the East district in September 2026. Row homes benchmarked at $326,100 and apartments at $249,500 in the North East. These are the most affordable detached figures of any large Calgary district.

Is NE Calgary a good place to invest in real estate?

NE Calgary attracts investors because of lower entry prices, strong rental demand near the Blue Line LRT and the airport, and a high share of homes with secondary suites. Rental income, suite legality and condo fees all need checking on any specific property; we can walk you through the numbers on homes you are considering.

Which NE Calgary communities are newest?

Cornerstone, Cornerbrook, Homestead, Savanna, Redstone, Cityscape and Skyview Ranch are the newest. Saddle Ridge, Taradale and Martindale are established but still have new phases, and all sit close to Stoney Trail and the airport.

Do you help with homes that have a secondary suite?

Yes. We check whether a suite is legal with the City of Calgary, how that affects value, financing and insurance, and how to market or buy it correctly. We are not lawyers or mortgage brokers, so for financing and legal questions we connect you with the right professional.

Do you cover Chestermere and Airdrie from NE Calgary?

Yes. Chestermere is minutes east of NE Calgary and Airdrie is just north. See our Chestermere realtor and Airdrie realtor pages.
