Living in Auburn Bay, Calgary: Homes, Schools, Transit and What to Expect
Updated November 2, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team
Auburn Bay is the lake community on Calgary's southeast edge, bounded by Stoney Trail, Deerfoot Trail, 52 Street SE and Seton Boulevard, established in 2005 and built out through 2021. It offers a 43-acre lake, five schools inside the community, South Health Campus next door and a full range of homes from condos to lake-backing estates. Here is what it is like to live there, what homes cost and the trade-offs to weigh before you buy.
Quick answer: Auburn Bay is one of Calgary's larger lake communities, with a 43-acre lake, Auburn House, five schools inside the community and South Health Campus next door. The main drawbacks are a mandatory residents' association fee and no CTrain service planned before the 2030s. Key takeaways
- Auburn Bay is a full-range community: single-detached houses are 61% of homes, low-rise apartments 19%, and semi-detached and row houses 10% each, so there is an entry point at most budgets.
- Construction ran from 2001 to 2021, with 43% of homes built between 2011 and 2015, so most of the housing stock is 10 to 15 years old.
- Three public schools (Auburn Bay School, Bayside School and Lakeshore School) and two Calgary Catholic schools (St. Gianna and Prince of Peace) are inside the community.
- Lake access requires a mandatory residents' association fee, and short-term rentals cannot get membership, which matters for investors.
Where Auburn Bay is and how it was built

Schools
Three Calgary Board of Education schools sit inside the community: Auburn Bay School and Bayside School cover Kindergarten to Grade 5, and Lakeshore School at 430 Auburn Bay Drive SE serves Grades 6 to 9 for Auburn Bay and Mahogany. On the Calgary Catholic side, St. Gianna School at 800 Auburn Bay Boulevard SE is the elementary school, and Prince of Peace at 43 Auburn Meadows Boulevard SE takes Auburn Bay junior high students.
School designations change; confirm the current designation for any address with the Calgary Board of Education or the Calgary Catholic School District before you buy.
Getting around
The South Health Campus transit terminal serves Auburn Bay with routes 14, 75, 79 and the 302 BRT to City Centre. Deerfoot Trail and Stoney Trail are at the community's edges; downtown is roughly 25 to 35 minutes by car depending on traffic.
Parks, recreation and shopping
Auburn Bay Lake is 43 acres with a deepest point of about 30 feet, stocked twice a year with trout, with floating docks and boat rentals. The Auburn Bay Residents Association runs Auburn House at 200 Auburn Bay Boulevard SE, with a gymnasium, banquet room, tennis and pickleball courts, a disc golf course, a toboggan hill and winter skating, and a beach park. The community has 15 playgrounds and an off-leash dog park, South Health Campus hospital is immediately south, and Auburn Station and Seton are the local shopping centres.
The trade-offs
There is no CTrain yet. Green Line Phase 1 ends at Shepard, with completion expected around 2031, and a Seton extension has no timeline. Lake access carries a mandatory residents' association fee, access to Auburn House is for members only, and short-term rentals cannot get membership. Condo buyers should review fees and reserve funds closely.
