Southeast Calgary is lake country, new-community country and, along the river, some of the city's most interesting inner-city streets. It runs from Inglewood and Ramsay beside downtown, through Lake Bonavista, Willow Park and McKenzie Lake, to Mahogany, Auburn Bay, Cranston, Seton and the brand-new communities of Rangeview and Hotchkiss. If you are looking for a realtor in SE Calgary, here is how we work and what homes cost today.
Quick answer: The Top Calgary Real Estate Team sells and helps buyers purchase homes across Southeast Calgary. - The South East district detached benchmark was $698,900 in September 2026, below the city's $739,400 figure, while row homes at $421,300 were above the city average because so much of the SE's townhome stock is new.

What homes cost in SE Calgary (September 2026)
CREB® reports prices by district rather than by quadrant, so the table shows the districts that cover SE Calgary. A benchmark is the price of a typical home in that district; individual streets and communities can sit well above or below it.

What is different about buying and selling in SE Calgary
Lake access is a line item in SE Calgary. Mahogany, Auburn Bay, McKenzie Lake, Lake Bonavista, Sundance, Chaparral and Midnapore all have private residents' lakes with annual fees, beaches and clubhouses. Homes with lake privileges, and especially homes on the lake, trade in their own tier, and buyers from outside the quadrant often do not realize how much the lake changes the price until they see the comparables.
The SE competes with itself. With Mahogany, Seton, Rangeview, Hotchkiss and Wolf Willow all selling new homes at the same time, a resale home in Cranston or Auburn Bay is priced against a builder's show home ten minutes away. Resale wins on landscaping, finished basements, mature trees and lower lot premiums; it loses if it is priced as if the new competition does not exist.
Inner-city SE is a different world. Inglewood and Ramsay have character homes, infills, live-work spaces and some of the most active condo construction in the city, with the Green Line LRT planned to run through them. These sell to a buyer who would never consider Seton, and vice versa.
Selling a home in SE Calgary
SE Calgary sellers are often moving up within the lake communities or relocating for work. We price against both resale and new-build competition, photograph lakes, pathways and the South Health Campus commute as part of the story, and launch to our buyer database before the public listing goes live.
- Pricing. We pull the last 90 days of sales and active competition in your community, not just the quadrant, and show you the number that sells in the first two weeks at full value.
- Preparation. A room-by-room checklist, staging advice and a short list of fixes that return more than they cost.
- Launch. Professional photography, video, floor plans, Realtor.ca, social media, and a pre-launch to our buyer database and off-market network before the public sees it.
- Showings and feedback. You hear what every buyer said within 24 hours.
- Negotiation and closing. One lead negotiator on every offer, and an operations team that keeps conditions, deposits and possession on schedule.
Buying a home in SE Calgary
SE Calgary buyers usually have a short list: lake or no lake, new or resale, close to the South Health Campus or close to downtown. We help you compare total cost (including lake fees, condo fees and new-home GST), commute times on Deerfoot and Stoney Trail, and school options before you commit.
- Early alerts: be the first to know about new SE Calgary listings, including coming-soon and off-market homes.
- Community fit: we will tell you which SE communities fit your budget, commute, schools and lifestyle, and which to skip.
- Protection: inspection, condition and pricing advice from an agent who sees SE Calgary homes every week, and a negotiator who knows where the room is in today's balanced market.
- New builds: if you are considering a new community, we represent you with the builder at no cost to you. See new builds.
