New Build Realtor in Calgary: Buying New Construction with Your Own Agent

by Justin Warthe

Updated October 30, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team

Walk into a Calgary show home and the person who greets you works for the builder. They are good at their job, and their job is to sell you that builder's home on that builder's terms. A new build realtor works for you, at no cost to you, and knows what the builder's rep will not volunteer: which lots carry premiums, which upgrades hold value, how the GST and the warranty work, and how the same money compares with a resale home a few streets away. If you are buying new construction in Calgary, Airdrie, Cochrane, Okotoks or Chestermere, here is how we help.

Quick answer: The Top Calgary Real Estate Team represents buyers with every major Calgary builder, in every new community, at no cost to the buyer; the builder pays our fee, and in most cases the price is the same whether or not you are represented. Register us as your agent before your first show home visit. We are a 10-REALTOR® team with 179 five-star Google reviews and over $1 billion sold. See current new builds, or call or text 403-620-8746 or book a call.

Key takeaways

  • Tell the builder you have a realtor before you register at a show home. Most builders will not pay a buyer's agent who shows up after the first visit, which means you lose free representation.
  • A new home's advertised price is rarely the final price: lot premiums, upgrades, landscaping, window coverings, appliances, GST and the GST rebate all change the number. We build the real total before you sign.
  • New homes in Alberta carry mandatory warranty coverage under the New Home Buyer Protection Act (commonly described as 1-2-5-10 year coverage). Resale homes do not, but they come with mature landscaping, finished basements and no GST.
  • Possession timelines on new builds can move. A realtor on your side keeps the builder accountable on dates, deficiencies and the pre-possession walkthrough.

We run this comparison for your specific budget and community, with real numbers from both sides.

How we work with new-build buyers

  1. Register us first. Before you visit a show home, tell us which communities you are considering; we register as your agent so representation is free to you.
  2. Builder and community comparison. We know the builders' reputations, standard specifications, upgrade pricing and timelines, and which lots in a community carry premiums or drawbacks (future road, power line, backing onto commercial).
  3. The real total. Base price, lot, upgrades, landscaping, appliances, window coverings, GST and rebate, and the deposit schedule, compared honestly with resale alternatives.
  4. Contract review. Builder contracts are written by the builder. We flag what to ask your lawyer about: price escalation clauses, completion dates, deposit terms, substitutions and what happens if the builder is late.
  5. Construction and possession. We stay involved through construction, attend the pre-possession walkthrough with you, document deficiencies and make sure the warranty paperwork is in place.
  6. Selling your current home. If you are moving up to a new build, we coordinate the sale of your current home with the builder's possession date so you are not carrying two homes longer than you need to.

We are REALTORS®, not lawyers or mortgage brokers. Contract and financing questions go to the right professional, and new-build financing (especially for pre-sales) has its own rules that your mortgage professional should explain early.

Frequently asked questions

Do I need a realtor to buy a new build in Calgary?

No, but it costs you nothing to have one and it changes the deal. The show home representative works for the builder. A buyer's agent is paid by the builder, usually at no change to your price, and reviews the lot, upgrades, GST, warranty and contract on your side. Register your agent before your first show home visit.

Is the price the same if I use a realtor at a show home?

In most cases yes. Builders budget for buyer's agent commissions, and most will not reduce the price for an unrepresented buyer. Some builders will not pay an agent who was not registered at the first visit, so tell them you have a realtor from the start.

Is GST charged on new homes in Alberta?

Yes. New construction carries 5% GST, with a federal rebate that depends on the purchase price and eligibility rules that change over time. Resale homes do not carry GST on the purchase price. Confirm the current rebate rules with your lawyer or accountant.

What warranty comes with a new home in Alberta?

New homes in Alberta carry mandatory warranty coverage under the New Home Buyer Protection Act, commonly described as 1-2-5-10 year coverage: one year on labour and materials, two years on delivery and distribution systems, five years on the building envelope and ten years on structure. Details are in the builder's warranty documents.

Which Calgary communities have the most new construction?

Mahogany, Seton, Rangeview, Hotchkiss, Wolf Willow and Legacy in the SE; Livingston, Carrington, Glacier Ridge and Ambleton in the north; Cornerstone, Homestead, Savanna and Redstone in the NE; and Belmont, Alpine Park and West District in the SW and west. Airdrie, Cochrane, Okotoks and Chestermere all have active new communities too.
