Cochrane Realtor: Buying and Selling Homes in Cochrane, Alberta

by Justin Warthe

Updated October 30, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team

Cochrane sits in the Bow River valley 20 minutes west of Calgary, with the Rockies on the horizon and Kananaskis, Ghost Lake and Canmore up the road. Roughly 36,000 people live here, and most of the growth is in the hillside communities above the historic downtown. If you are looking for a Cochrane realtor, here is how we work and what homes cost right now.

Quick answer: Yes. The Top Calgary Real Estate Team lists and sells homes in Cochrane and represents Cochrane buyers every month. We are a 10-REALTOR® team brokered by Real Broker with 179 five-star Google reviews and more than $1 billion sold across Calgary and area. Call or text 403-620-8746 or book a call for a free Cochrane home evaluation or buyer consultation.

Key takeaways

  • Cochrane's benchmark price was $575,400 in September 2026, slightly above Calgary's overall figure of $566,700 and well above Airdrie's $505,800. Cochrane buyers pay for the setting and the detached-heavy housing mix.
  • Most Cochrane buyers compare it with Tuscany, Rocky Ridge, Crestmont and Valley Ridge in west Calgary. We sell in all of those communities, so we can show you the real trade-off between a Cochrane home and a west Calgary one.
  • Cochrane is a mix of mature valley neighbourhoods and fast-growing hillside communities with a lot of new construction. Pricing a resale home correctly means knowing exactly what the builders in Fireside, Sunset Ridge, Precedence and Greystone are offering this month.
  • View lots, river access and mountain sightlines carry real premiums in Cochrane. A generic evaluation misses them; a Cochrane comparable set does not.

What is different about buying and selling in Cochrane

Cochrane is a lifestyle purchase. Buyers choose it for the river, the hills, the trail network, the short run to Kananaskis and Canmore, and a small-town main street with a real sense of place. That means presentation matters more here than in most markets: a Cochrane listing without good exterior, view and lifestyle photography is leaving money on the table.

Topography changes value street by street. Cochrane is built on the valley floor and up the hills on both sides, so two similar homes a few hundred metres apart can have very different views, sun exposure and resale. Our evaluations use true comparables from the same slope, not a town-wide average.

The commute is Highway 1A or the Trans-Canada into west Calgary, with Stoney Trail connecting the rest of the city. Buyers working in west or northwest Calgary, the university district or the Foothills hospital find Cochrane an easy trade; buyers working in the southeast usually do not. We will tell you honestly which group you are in.

Selling a home in Cochrane

Cochrane sellers get a team that photographs the view, the river and the mountains as part of the story, prices against both resale and the new-construction competition on the hillsides, and launches to the west Calgary buyers who make up most of Cochrane's demand.

  1. Pricing. We pull the last 90 days of Cochrane sales and the active competition, including new construction, and show you the price that sells in the first two weeks at full value.
  2. Preparation. A room-by-room checklist, staging advice and the short list of fixes that return more than they cost.
  3. Launch. Professional photography, video, floor plans, Realtor.ca, social media, and a pre-launch to our Calgary and Cochrane buyer database before the public sees it. Many Cochrane buyers are Calgary movers, and we already have them on our list.
  4. Showings and feedback. You hear what every buyer said within 24 hours.
  5. Negotiation and closing. One lead negotiator on every offer, and an operations team that keeps conditions, deposits and possession on schedule.

Buying a home in Cochrane

Cochrane buyers usually have a west Calgary alternative in mind. We will show you what the same money buys in Tuscany, Crestmont or Valley Ridge, what the commute really looks like from each Cochrane community, and which hillside developments are still adding phases that could affect your view and resale.

  • Early alerts: be the first to know about new Cochrane listings, including coming-soon and off-market homes.
  • Calgary comparison: we work both markets every week, so we can show you exactly what the same budget buys in Cochrane versus Calgary, and what the trade-offs are.
  • Protection: inspection, condition and pricing advice from an agent who knows Cochrane construction, builders and resale patterns.
  • New builds: if you are considering a new community in Cochrane, we represent you with the builder at no cost to you. See new builds.

Frequently asked questions

How much does a house cost in Cochrane, Alberta?

CREB® reported a Cochrane benchmark price of $575,400 in September 2026, down 0.4% from a year earlier. That is slightly above Calgary's overall benchmark of $566,700 for the same month, reflecting Cochrane's detached-heavy housing mix.

How far is Cochrane from Calgary?

Cochrane is about 20 minutes west of Calgary's city limits on Highway 1A or the Trans-Canada Highway, and roughly 35 to 45 minutes from downtown Calgary depending on traffic. West and northwest Calgary workplaces are the easiest commutes.

Which Cochrane communities have the best mountain views?

Sunset Ridge, Heritage Hills, Fireside, Precedence, Riversong, Rivercrest and GlenEagles all have lots with mountain or valley views, but views vary house by house and can be affected by future phases. We confirm sightlines and development plans before you buy.

Is Cochrane a good place to invest in real estate?

Cochrane's steady population growth, lifestyle appeal and limited valley land have supported values over time. Rental demand is strong but smaller than Calgary's. Any specific property needs its own analysis; we are happy to run the numbers with you.

Do you cover both Cochrane and west Calgary?

Yes. Most Cochrane buyers compare it with Tuscany, Rocky Ridge, Crestmont and Valley Ridge. See our NW Calgary realtor page and our acreage realtor page for the Bearspaw and Springbank acreages nearby.
