Canmore Realtor: Buying and Selling Homes in Canmore, Alberta
Updated November 2, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team
Canmore is the mountain town of about 17,000 people an hour west of Calgary on the Trans-Canada, at the gate of Banff National Park and the Canmore Nordic Centre. It is Alberta's most expensive residential market, a mix of full-time residents, weekend owners from Calgary and short-term-rental investors, with rules (tourist-home zoning, the new livability tax) that do not exist anywhere else in the province. If you are looking for a Canmore realtor who understands the Calgary side of the deal, here is how we help.
Quick answer: Yes. The Top Calgary Real Estate Team represents Calgary buyers purchasing in Canmore and lists Canmore homes for owners who want their property marketed to Calgary's buyer pool, where most Canmore demand comes from. We are a 10-REALTOR® team brokered by Real Broker with 180 five-star Google reviews and more than $1 billion sold. Call or text 403-620-8746 or book a call for a free Canmore evaluation or buyer consultation.
Key takeaways
- Canmore is outside CREB®'s monthly benchmark package, so pricing comes from actual Bow Valley sales. In 2026, single-family homes have typically sold around $1.8 million to $2 million, townhomes around $900,000 to $1.1 million and apartments around $750,000 to $850,000, all far above Calgary. Ask us for the current numbers.
- Zoning decides what you can do with a Canmore property. Only homes with a tourist-home designation can be rented short-term; a residential-zoned home cannot, no matter what a listing implies. We confirm the designation before you write an offer.
- The Town of Canmore's Livability Tax Program applies a higher property-tax rate to homes that are not a primary residence, starting in the 2026 tax year and upheld by the Alberta Court of Appeal in March 2026. The province has signalled changes for Alberta residents, so confirm the current rules with the Town and your accountant before you buy a weekend home.
- Most Canmore buyers and most Canmore demand come from Calgary. A Calgary-based team with a large Calgary buyer database is an asset for Canmore sellers, and a sounding board for Calgary buyers weighing Canmore against a Calgary move-up.

What is different about buying and selling in Canmore
Land-use designation is everything in Canmore. A tourist-home-zoned unit can be rented nightly and is priced and financed like a business; a residential-zoned home cannot be rented short-term and is priced as a home. The two can sit in the same building. Before you buy, we confirm the designation with the Town, check the condominium bylaws, and tell you what the property can and cannot legally do.
Canmore has policy risk that Calgary does not. The Livability Tax Program (a higher property-tax rate for non-primary residences, in effect for the 2026 tax year after the Alberta Court of Appeal dismissed the challenge in March 2026) directly affects weekend owners, and the province has indicated further changes for Alberta residents. Condo fees, special assessments and the cost of mountain-town maintenance are also higher than most Calgary buyers expect. We walk you through all of it before you commit, and we send you to your accountant and lawyer for the tax and legal specifics.
Canmore sellers are usually selling to a Calgary buyer. Weekend owners, downsizers moving to the mountains and investors mostly come from Calgary, which is why we launch every Canmore listing to our Calgary buyer database and market it across Calgary before it reaches the public portals.
Selling a home in Canmore
Canmore sellers get a team that confirms your property's zoning and rental status up front, prices it against true Canmore comparables, photographs the mountain setting as part of the story, and launches it to the Calgary buyers who make up most of Canmore's demand.
- Pricing. We pull the last 90 days of Canmore sales and the active competition, including new construction, and show you the price that sells in the first two weeks at full value.
- Preparation. A room-by-room checklist, staging advice and the short list of fixes that return more than they cost.
- Launch. Professional photography, video, floor plans, Realtor.ca, social media, and a pre-launch to our Calgary and Canmore buyer database before the public sees it. Many Canmore buyers are Calgary movers, and we already have them on our list.
- Showings and feedback. You hear what every buyer said within 24 hours.
- Negotiation and closing. One lead negotiator on every offer, and an operations team that keeps conditions, deposits and possession on schedule.
Buying a home in Canmore
Calgary buyers looking at Canmore usually have one of three goals: a weekend home, a full-time move to the mountains, or a short-term-rental investment. The right property is different for each, and the zoning, tax and condo rules decide what works. We will show you the options, confirm the rules for each property, and tell you honestly whether the numbers make sense.
- Early alerts: be the first to know about new Canmore listings, including coming-soon and off-market homes.
- Calgary comparison: we work both markets every week, so we can show you exactly what the same budget buys in Canmore versus Calgary, and what the trade-offs are.
- Protection: inspection, condition and pricing advice from an agent who knows Canmore construction, builders and resale patterns.
- New builds: if you are considering a new community in Canmore, we represent you with the builder at no cost to you. See new builds.
