Acreage Realtor Near Calgary: Rocky View and Foothills County Properties

by Justin Warthe

An acreage 20 minutes from Calgary is a different purchase from a house in the city, and most of the problems we see come from treating it the same way. Water wells, septic fields, county land-use rules, road access, outbuildings, financing and internet all affect what a rural property is worth and whether you can live on it the way you plan to. If you are looking for an acreage realtor in Calgary, Rocky View County or Foothills County, here is how we work.

Quick answer: The Top Calgary Real Estate Team buys and sells acreages across Rocky View County (Springbank, Bearspaw, Bragg Creek, Elbow Valley, Cochrane Lake, Water Valley, Langdon, Conrich) and Foothills County (Priddis, Millarville, De Winton, Heritage Pointe, Dunbow, Okotoks and Diamond Valley area). One of our REALTORS® holds a rural licence, and every rural purchase we handle includes well, septic, zoning and access checks. Call or text 403-620-8746 or book a call.

Key takeaways

  • Acreages near Calgary range from about $900,000 for a modest home on two acres east of the city to several million dollars in Springbank, Bearspaw and Elbow Valley. There is no single benchmark; every property is priced on its own.
  • Five things decide value and livability on an acreage: water (well yield and quality), septic (type, age and inspection), zoning (what the county lets you do), access (paved or gravel, who maintains it) and services (power, gas, internet, fire protection).
  • Financing an acreage can differ from financing a city home. Talk to a mortgage professional early; we can introduce you to ones who do rural lending regularly.
  • Sellers: a well test, a septic inspection and a current real property report before listing remove the three most common reasons acreage deals fall apart.

Where we sell acreages

Rocky View County (west and north of Calgary)

Springbank, Bearspaw, Elbow Valley, Bragg Creek, Redwood Meadows, Cochrane Lake, Water Valley, Big Hill Springs, Glenbow, Symons Valley, Balzac and the estate subdivisions along the Trans-Canada and Highway 1A. This is Calgary's most expensive acreage country: mountain views, paved roads, private schools nearby and quick access to the west side of the city.

Rocky View County (east of Calgary)

Conrich, Delacour, Langdon, Dalemead, Indus and the country residential parcels between Chestermere and Strathmore. Larger lots and lower prices, popular with buyers who need shop space, room for equipment or horses.

Foothills County (south and southwest of Calgary)

Priddis, Priddis Greens, Millarville, De Winton, Heritage Pointe, Dunbow, Red Deer Lake, the Sheep River valley around Okotoks and Diamond Valley, and the ranch country toward Longview. Rolling foothills, equestrian properties and some of the best mountain views in the region.

The five checks every Calgary-area acreage needs

  1. Water. Most acreages are on a private well. We arrange a flow test and a potability test, review the well driller's report from the Alberta well database, and confirm cisterns or water co-ops where they exist. Low yield or poor quality changes value and can change financing.
  2. Septic. Tank and field, mound, treatment plant or holding tank: each has a different lifespan, inspection standard and replacement cost. A third-party septic inspection is part of every purchase we handle.
  3. Zoning and county rules. Rocky View County and Foothills County each have their own land-use bylaws covering subdivision, second dwellings, home businesses, animals and outbuildings. We confirm what you can actually do on the land before you commit.
  4. Access and roads. Paved or gravel, county-maintained or private, easements and legal access all matter for daily life, resale and lending.
  5. Services. Power, natural gas versus propane, internet (fibre, fixed wireless or satellite), fire service and insurance availability. Buyers working from home should confirm internet speeds at the property, not in the area.

Selling an acreage near Calgary

Acreage buyers are a specific audience, and most of them are already in our database: Calgary families looking for space, equestrian buyers, tradespeople who need a shop, and executives looking for a Springbank or Bearspaw estate. We prepare the property (well test, septic inspection, real property report, survey of outbuildings), photograph it with aerials and video, and market it to that audience as well as the public.

  1. Pricing. A comparable set from the same county area and parcel size, adjusted for water, access and outbuildings, not a city-style evaluation.
  2. Preparation. Reports done before listing so buyers cannot use them as leverage later.
  3. Launch. Aerial photography, video, floor plans and site plans, Realtor.ca, social media, and a pre-launch to our acreage buyer list and off-market network.
  4. Negotiation and closing. Rural conditions, well and septic clauses, county compliance and possession handled by an operations team that does this regularly.

Buying an acreage near Calgary

Most acreage buyers start with a county (west or south, usually) and a commute. We help you narrow it down by what you actually want to do on the land, show you how prices and taxes differ by county and area, and run the five checks above on every property you consider. If you are moving from a city home, we can sell it and coordinate the timing.

Frequently asked questions

How much does an acreage cost near Calgary?

It varies widely. A modest home on two acres east of Calgary (Conrich, Langdon, Dalemead) can start around $900,000, while estate acreages in Springbank, Bearspaw and Elbow Valley commonly run $1.5 million to $5 million or more. CREB® does not publish acreage benchmarks, so we price each property on its own comparables.

What should I check before buying an acreage in Alberta?

Water (well yield and potability), septic (type, age and inspection), county zoning and land-use rules, legal and physical access, and services such as power, gas, internet and fire protection. Financing can also differ from a city home, so talk to a mortgage professional early.

Which county is best for acreages near Calgary?

Rocky View County (Springbank, Bearspaw, Bragg Creek, Langdon) surrounds Calgary on the west, north and east; Foothills County (Priddis, Millarville, De Winton, Heritage Pointe) is to the south and southwest. The best choice depends on your commute, budget and what you want to do on the land.

Do you have a rural-licensed realtor?

Yes. One of our REALTORS® holds a rural licence, and the whole team follows the same well, septic, zoning and access checklist on every rural purchase and sale.

Can you sell my city home and help me buy an acreage at the same time?

Yes. We coordinate the sale of your Calgary home with the acreage purchase, including timing of conditions and possession, so you are not carrying two properties longer than you want to.
