Buyer's Agent in Calgary: What a Buyer's Realtor Does and What It Costs

In Alberta, the agent on a listing works for the seller. A buyer's agent works for you: finding the right home (including the ones that never reach the public sites), telling you what it is worth, protecting you with the right conditions and negotiating the price and terms. In most Calgary purchases the buyer pays nothing directly for that representation. If you are looking for a buyer's agent in Calgary, here is how it works and how we do it.

Quick answer: The Top Calgary Real Estate Team represents buyers across Calgary, Airdrie, Cochrane, Okotoks, Chestermere and the surrounding acreages. You get early alerts and off-market access, honest pricing advice from recent sales, inspection and condition protection and a lead negotiator, typically at no direct cost because the seller's brokerage pays the buyer's agent. We are a 10-REALTOR® team with 179 five-star Google reviews and over $1 billion sold. Call or text 403-620-8746 or book a buyer consultation.

Key takeaways

  • Calgary is a balanced market: 3.93 months of supply, 44 days on market and a 97.4% sales-to-list ratio in September 2026. Buyers have room to negotiate for the first time in years, and a good buyer's agent knows where that room is.
  • RECA requires written service agreements in Alberta, so you will sign a buyer representation agreement that sets out what we do and how we are paid. Read it; we walk you through every line.
  • The best-value homes are often sold before the public sees them. Early alerts, coming-soon listings and our off-market network are the single biggest advantage we give buyers.
  • Conditions (financing, inspection, condo documents, sale of your home) are your protection. We write them so you can walk away if something is wrong, and we help you remove them with confidence when nothing is.

What a buyer's agent does for you

  1. Search strategy. Budget, communities, home type, commute and timeline, plus the trade-offs no listing site will tell you about.
  2. Early and off-market access. New listings the day they launch, coming-soon homes and off-market properties from our database and network.
  3. Showings that answer questions. We look at what you cannot see in photos: layout, light, noise, lot, mechanical age, signs of water or structural issues, and what the neighbours' homes say about resale.
  4. Pricing advice. Recent comparable sales and current competition, so you know what a home is worth before you write an offer, not after.
  5. The offer. Price, deposit, conditions, possession date and inclusions, written to win the home and protect you.
  6. Conditions. We coordinate the inspection and condo document review, explain the findings, and negotiate repairs or price adjustments where warranted.
  7. Closing. Our operations team keeps lenders, lawyers and possession on schedule, and we do the pre-possession walkthrough with you.

How buyer's agents are paid in Alberta

In most Calgary purchases, the seller's brokerage offers compensation to the buyer's brokerage out of the sale proceeds, so the buyer pays nothing directly. Your buyer representation agreement sets out what happens if a seller offers less than the agreed amount, or nothing, for example on some private sales or new builds. We explain this in writing before you start, and we tell you before you see any home where it would apply. Commission is negotiable in Alberta and there is no set rate.

Buying in Calgary in 2026: what has changed

Two years ago, buyers wrote unconditional offers over asking within hours. Today there is more inventory, more time and more negotiating room, especially for condos and in the outer suburbs where new construction is competing with resale. That does not mean every home is negotiable; well-priced homes in Altadore, Aspen Woods, the lake communities and near the LRT still sell quickly. A buyer's agent who sees the market every week knows which situation you are in.

Frequently asked questions

Do I pay a buyer's agent in Calgary?

In most purchases, no. The seller's brokerage offers compensation to the buyer's brokerage out of the sale proceeds. Your buyer representation agreement sets out what happens in the rare cases where a seller offers less or nothing, and we tell you before you see any home where that applies.

What does a buyer's agent do that I cannot do myself?

Early and off-market listing access, pricing advice from recent comparable sales, an experienced eye at showings, offer and condition strategy, inspection and condo document coordination, negotiation and closing management. Most buyers who go without one overpay or miss problems they would have caught.

Do I have to sign a buyer agreement in Alberta?

RECA requires licensed real estate professionals in Alberta to use written service agreements with clients. The agreement sets out what we do, how we are paid and how it can be ended. We walk you through every clause before you sign.

Can a buyer's agent show me any listing in Calgary?

Yes. We can show you any home listed on the MLS® System by any brokerage, plus new builds, private sales where the seller cooperates, and off-market homes from our own network.

Is 2026 a good time to buy in Calgary?

The market is balanced: 3.93 months of supply, 44 days on market and prices down 0.8% year over year in September 2026. Buyers have more choice and negotiating room than in 2023 or 2024, especially for condos and in the outer suburbs. The right time depends on your situation; we will give you an honest read.
