Airdrie Realtor: Buying and Selling Homes in Airdrie, Alberta

Airdrie is Calgary's largest neighbour and one of the fastest-growing cities in Canada: 90,044 residents in the April 2025 municipal census, up from 85,805 a year earlier. It sits 15 minutes north of Calgary's city limits on the Queen Elizabeth II Highway, close enough that most buyers compare it directly with north Calgary. If you are looking for an Airdrie realtor, here is what we know about the market and how we help.

Quick answer: Yes. The Top Calgary Real Estate Team lists and sells homes in Airdrie and represents Airdrie buyers every month. We are a 10-REALTOR® team brokered by Real Broker with 179 five-star Google reviews and more than $1 billion sold across Calgary and area. Call or text 403-620-8746 or book a call for a free Airdrie home evaluation or buyer consultation.

Key takeaways

  • Airdrie's benchmark price was $505,800 in September 2026, about $60,000 below Calgary's $566,700, and it had the largest year-over-year price decline of any town in the Calgary region. That is an opportunity for buyers and a reason sellers need sharp pricing.
  • Almost every Airdrie buyer is weighing Airdrie against north Calgary (Sage Hill, Evanston, Livingston, Carrington) or Cochrane. We sell in all of them, so you get a direct comparison, not a sales pitch for one.
  • Airdrie sellers compete with a lot of new construction in Midtown, Key Ranch, Southwinds, Wildflower and Bayview. Resale wins on lot size, landscaping, finished basements and mature streets, if it is priced right.
  • Calgary buyers who cannot find a detached home under $550,000 in the city are the biggest pool of Airdrie buyers, and they are already in our database.

What is different about buying and selling in Airdrie

Airdrie is a detached-home market. Most of the housing stock is single-family and the typical buyer is a family moving up from a Calgary condo or townhouse, or relocating within Airdrie to a bigger home. That makes lot size, garage size, finished basements and distance to schools the features that move price, far more than they do in inner-city Calgary.

The commute defines the market. Airdrie sits on the QEII with Stoney Trail and CrossIron Mills at its doorstep, and Airdrie Transit's ICE commuter bus runs into downtown Calgary. Homes on the south and west side, closest to the highway, trade at a premium with Calgary commuters; the north and east are quieter and better value.

Supply has grown faster than demand in 2026. With sales down more than 12% year over year and prices down nearly 4%, Airdrie has swung further toward buyers than Calgary has. Sellers who price off 2024 comparables sit; sellers who price off the last 60 days sell. Buyers finally have room to negotiate, especially against new-construction inventory.

Selling a home in Airdrie

Airdrie sellers in 2026 face two kinds of competition: other resale homes and builders offering incentives a few streets away. We price against both, photograph what new homes cannot offer (a finished yard, a developed basement, a double garage with space for a truck) and launch your home to the Calgary buyers who are the biggest pool of Airdrie purchasers.

  1. Pricing. We pull the last 90 days of Airdrie sales and the active competition, including new construction, and show you the price that sells in the first two weeks at full value.
  2. Preparation. A room-by-room checklist, staging advice and the short list of fixes that return more than they cost.
  3. Launch. Professional photography, video, floor plans, Realtor.ca, social media, and a pre-launch to our Calgary and Airdrie buyer database before the public sees it. Many Airdrie buyers are Calgary movers, and we already have them on our list.
  4. Showings and feedback. You hear what every buyer said within 24 hours.
  5. Negotiation and closing. One lead negotiator on every offer, and an operations team that keeps conditions, deposits and possession on schedule.

Frequently asked questions

How much does a house cost in Airdrie?

CREB® reported an Airdrie benchmark price of $505,800 in September 2026, down nearly 4% from a year earlier. Calgary's overall benchmark was $566,700 and its detached benchmark $739,400 in the same month, so Airdrie typically offers a detached home for less than a comparable one in Calgary.

Is Airdrie a buyer's market in 2026?

Airdrie sales were down more than 12% year over year in September 2026 and prices were down nearly 4%, the largest decline in the Calgary region. That gives buyers more choice and more room to negotiate than they have had since 2022. Conditions change monthly; ask us for the current numbers.

How far is Airdrie from Calgary?

Airdrie's southern edge is about 15 minutes from Calgary's northern city limits on the QEII (Highway 2) and roughly 30 to 40 minutes from downtown Calgary depending on traffic. Airdrie Transit's ICE service runs commuter buses to downtown Calgary.

Which Airdrie communities are best for families?

Coopers Crossing, Bayside, Windsong, Kings Heights, Hillcrest, Southwinds, Williamstown and Reunion are popular with families for newer homes, schools and parks. Established areas such as Woodside, Summerhill and Meadowbrook offer larger lots and lower prices. We will walk you through the trade-offs.

Do you sell homes in both Airdrie and Calgary?

Yes. We work both markets every week, which is why we can compare them accurately. See our NW Calgary realtor and NE Calgary realtor pages for the north Calgary communities Airdrie buyers compare most.

What is your fee to sell a home in Airdrie?

Commission in Alberta is negotiable and there is no set rate. Ask us for our written fee schedule and what it includes; we are happy to compare it with any other Airdrie realtor's.
