Crossfield Realtor: Buying and Selling Homes in Crossfield, Alberta
Updated November 2, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team
Crossfield is the small town on Highway 2A about 15 minutes north of Airdrie and 30 to 35 minutes north of Calgary, with 3,599 residents in the 2021 census, up more than 20% in five years. It is one of the last places in the Calgary region where a new detached home on a full lot is still priced below most of Airdrie, and the Vista Crossing community on the east side has roughly doubled the town's new-home supply. If you are looking for a Crossfield realtor, here is what we know about this market and how we help.
Quick answer: Yes. The Top Calgary Real Estate Team lists and sells homes in Crossfield and represents buyers moving there from Calgary and Airdrie. We are a 10-REALTOR® team brokered by Real Broker with 180 five-star Google reviews and more than $1 billion sold across Calgary and area. Call or text 403-620-8746 or book a call for a free Crossfield home evaluation or buyer consultation.
Key takeaways
- Crossfield does not get its own CREB® benchmark, so pricing has to come from actual Crossfield sales. Our evaluations use the last 90 days of town sales, not a regional average.
- Crossfield's value proposition is simple: a newer detached home for noticeably less than Airdrie, in exchange for an extra 15 minutes on the QEII or Highway 2A.
- Most Crossfield buyers are comparing it with north Airdrie and with Carstairs further up the highway. We sell in all three and can show you exactly what the same budget buys in each.
- Resale sellers in Crossfield compete directly with builders in Vista Crossing, so a resale listing has to be priced against this month's new-construction incentives, not last year's sales.

What is different about buying and selling in Crossfield
Crossfield is a town of about 3,600 people, so the market is thin: a handful of sales can move the averages, and the right comparable set matters more than in Airdrie or Calgary. A Vista Crossing laned home, a 1970s bungalow on the west side and an acreage on the edge of town are three different markets, and we price each against its own sales.
The commute is the trade-off. Crossfield is on Highway 2A with quick access to the QEII, roughly 15 minutes to Airdrie, 30 to 35 minutes to north Calgary and about 45 minutes to downtown Calgary. There is no transit, so it is a drive-everywhere community; buyers working in north Calgary, at CrossIron Mills or in Airdrie find it an easy trade, and buyers working in south Calgary usually do not.
Crossfield is growing fast off a small base. The 2021 census counted 3,599 residents, up 20.7% from 2016, and the Vista Crossing build-out is designed to roughly double the town. That brings new buyers and new competition for resale sellers in the same year, which is why timing and pricing matter more here than in a stable market.
Selling a home in Crossfield
Crossfield sellers get a team that prices from actual Crossfield sales rather than a regional average, markets lot size, garages and the small-town lifestyle to the Airdrie and north Calgary buyers who make up most of the demand, and knows exactly what the Vista Crossing builders are offering this month.
- Pricing. We pull the last 90 days of Crossfield sales and the active competition, including new construction, and show you the price that sells in the first two weeks at full value.
- Preparation. A room-by-room checklist, staging advice and the short list of fixes that return more than they cost.
- Launch. Professional photography, video, floor plans, Realtor.ca, social media, and a pre-launch to our Calgary and Crossfield buyer database before the public sees it. Many Crossfield buyers are Calgary movers, and we already have them on our list.
- Showings and feedback. You hear what every buyer said within 24 hours.
- Negotiation and closing. One lead negotiator on every offer, and an operations team that keeps conditions, deposits and possession on schedule.
Buying a home in Crossfield
Crossfield buyers usually want a newer detached home or more land than Airdrie offers at their budget. We will show you what the same money buys in Crossfield, Airdrie and Carstairs, walk you through the commute from each, and represent you with the builder at no cost if a new home in Vista Crossing is the right fit.
- Early alerts: be the first to know about new Crossfield listings, including coming-soon and off-market homes.
- Calgary comparison: we work both markets every week, so we can show you exactly what the same budget buys in Crossfield versus Calgary, and what the trade-offs are.
- Protection: inspection, condition and pricing advice from an agent who knows Crossfield construction, builders and resale patterns.
- New builds: if you are considering a new community in Crossfield, we represent you with the builder at no cost to you. See new builds.
