Chestermere Realtor: Buying and Selling Homes in Chestermere, Alberta

by Justin Warthe

Updated October 30, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team

Chestermere is the lake city on Calgary's eastern edge: 32,255 residents in the 2025 municipal census, up from 28,129 a year earlier, built around a 3-kilometre-long lake that is open for boating, paddleboarding and fishing all summer and skating all winter. It is 20 minutes from downtown Calgary on 17 Avenue SE or the Trans-Canada, which makes it the closest lake lifestyle to the city. If you are looking for a Chestermere realtor, here is how we work and what homes cost now.

Quick answer: Yes. The Top Calgary Real Estate Team lists and sells homes in Chestermere and represents Chestermere buyers every month. We are a 10-REALTOR® team brokered by Real Broker with 179 five-star Google reviews and more than $1 billion sold across Calgary and area. Call or text 403-620-8746 or book a call for a free Chestermere home evaluation or buyer consultation.

Key takeaways

  • Chestermere's benchmark price was $690,200 in September 2026, down 0.2% year over year, the second-highest of any town in the Calgary region after Canmore. Lake access and a detached-heavy housing mix explain the premium.
  • Chestermere has three distinct tiers: lakefront and lake-access homes, standard detached homes in the newer communities, and acreages on the east and south sides. Each needs its own comparables.
  • The city is growing fast, with new communities such as Dawson's Landing, Chelsea, Waterford and Clearwater Park adding supply. Resale sellers need to price against those builders.
  • Most Chestermere buyers come from east and southeast Calgary and are comparing it with Mahogany, Auburn Bay, Cornerstone and the NE lake-free alternatives. We sell in all of them.

What is different about buying and selling in Chestermere

The lake runs the market. Lakefront homes, homes with deeded or community lake access, and homes a 10-minute walk from the water all sell to different buyers at different prices, and a listing that does not spell out exactly what kind of access it has will underperform. We confirm access, dock rights and community association fees on every home we list or sell.

Chestermere is one of the fastest-growing cities in Alberta, and growth brings new construction. Dawson's Landing, Chelsea, Waterford and Clearwater Park are all selling new homes, often with larger floor plans and suites, at prices that compete directly with resale in Rainbow Falls or Kinniburgh. A resale home has to be priced with that in mind.

The commute is the easiest of any Calgary-area town for people who work in east or southeast Calgary, the airport corridor or downtown via 17 Avenue SE and Memorial Drive. Chestermere also sits between Calgary and Strathmore, so Strathmore and Langdon buyers often look here first and then move east for value.

Selling a home in Chestermere

Chestermere sellers get a team that markets lake access precisely, photographs the water and the lifestyle, prices against the new communities on the city's edges, and launches to the east and southeast Calgary buyers who make up most of Chestermere's demand.

  3. Launch. Professional photography, video, floor plans, Realtor.ca, social media, and a pre-launch to our Calgary and Chestermere buyer database before the public sees it. Many Chestermere buyers are Calgary movers, and we already have them on our list.
