Condo Realtor in Calgary: Buying and Selling Apartment and Townhouse Condos

by Justin Warthe

Updated October 30, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team

Condos are the one part of the Calgary market where buyers have real leverage right now, and the part where a bad decision costs the most. The apartment benchmark fell more than 8% in the past year, inventory is up, and the difference between a well-run building and a poorly run one can be a five-figure special assessment. If you are looking for a condo realtor in Calgary, here is what we know about this market and how we protect you.

Quick answer: The Top Calgary Real Estate Team sells apartment and townhouse condos across Calgary, from the Beltline, Mission, Eau Claire and Kensington to University District, Seton, Mahogany, Sage Hill and the NE. Every condo purchase we handle includes a full review of the condominium documents (reserve fund, financials, bylaws, minutes, insurance and any special assessments) before conditions are removed. We are a 10-REALTOR® team with 179 five-star Google reviews and over $1 billion sold. Call or text 403-620-8746 or book a call.

Key takeaways

  • CREB® reported an apartment condo benchmark of $291,400 in September 2026, down 8.3% year over year, and a row/townhouse benchmark of $412,400, down 5.5%. These are the two softest segments in Calgary, which means buyers can negotiate and sellers need sharp pricing and presentation.
  • Condo value is as much about the corporation as the unit. Reserve fund health, upcoming capital projects, insurance deductibles, bylaws and the building's history of special assessments all change what a unit is worth and whether a lender will finance it.
  • Older concrete buildings with post-tension cables, buildings with pending envelope or parkade repairs, and buildings with low reserve funds need extra scrutiny. We know which ones to look at closely.
  • Condo sellers compete with a lot of new inventory, especially in the Beltline, Seton, University District and the NE. Pricing against both resale and new construction, and marketing the building's strengths, is what gets a unit sold in this market.

What we check before you buy a condo

  1. Reserve fund study and financials. Is the reserve fund funded to plan? Are there capital projects (roof, envelope, elevators, parkade membrane, boilers) coming that the fund cannot cover?
  2. Special assessments. Any levied, proposed or discussed in the minutes. We read the last two years of board minutes, not just the summary.
  3. Insurance. The corporation's deductible (often $25,000 to $100,000 or more for water claims) and what your own policy needs to cover.
  4. Bylaws and rules. Pets, rentals, short-term rentals, age restrictions, smoking, renovations, parking and storage.
  5. Building specifics. Post-tension cable buildings, wood-frame buildings with envelope history, parkade condition, and any litigation involving the corporation.
  6. Fees and what they include. Heat, water, electricity, cable and amenities vary building to building, and a higher fee with more included can be the better deal.

We are not lawyers or accountants; where a document raises a legal or financial question, we point you to the right professional before you remove conditions.

Selling a condo in Calgary

Condo sellers face more competition than any other Calgary seller right now, and buyers are reading condo documents more carefully than they did two years ago. We price your unit against both resale and new inventory in your area, prepare the document package before launch so buyers cannot use it as leverage later, photograph the building's amenities and views as well as the unit, and market to investors and first-time buyers in our database as well as the public.

Buying a condo in Calgary

This is the best buyer's market for condos in several years. We help you compare buildings, not just units; negotiate from a position of knowledge; and use the condition period to review every document before you commit. If you are an investor, we also run the rental numbers with you.

Frequently asked questions

How much does a condo cost in Calgary?

CREB® reported an apartment condo benchmark of $291,400 in September 2026, down 8.3% from a year earlier, and a row/townhouse benchmark of $412,400, down 5.5%. By district, apartments ranged from $209,800 in the East to $321,700 in the West.

Is it a good time to buy a condo in Calgary?

Condos are the softest segment of the Calgary market in 2026, with prices down and inventory up, which gives buyers more choice and negotiating room than they have had in several years. The right building matters more than timing; we review the condominium documents on every purchase.

What should I check in Calgary condo documents?

The reserve fund study and financial statements, any special assessments levied or discussed, two years of board minutes, the insurance certificate and deductibles, the bylaws and rules (pets, rentals, age restrictions), and building-specific issues such as post-tension cables, envelope repairs or litigation.

Why are Calgary condo prices falling?

New supply, especially in the Beltline, Seton, University District and the NE, has grown faster than demand, and some buyers have shifted toward townhomes and detached homes as those markets balanced. Well-run buildings in walkable locations are holding value better than the average.

Do you help investors buy condos in Calgary?

Yes. We run rental numbers, check bylaws for rental and short-term rental restrictions, and focus on buildings with healthy reserve funds and strong tenant demand. See our investment property realtor page.
