Sunalta
Living in Sunalta
Sunalta, a name thought to come from "Sunny Alberta", is an inner-city community just west of downtown that stretches from 14 Street SW to the Shaganappi area, with the Bow River along its north side. The land was annexed by Calgary in 1907, homes were built from about 1909, and rezoning in the 1950s brought many low-rise apartment walk-ups, which now make up most of the housing alongside older character homes.
The Sunalta CTrain station on 10 Avenue SW offers quick access to downtown, and 17 Avenue SW and the Beltline are close by. Schools in the community include Sunalta Elementary and Sacred Heart Elementary. The Sunalta Community Association, founded in 1954, runs a roughly century-old heritage hall and community hub with gardening programs, a toy and game library and a Stampede breakfast, and it is fundraising for a new purpose-built community facility.

New infill homes in Sunalta
Sunalta is mostly low-rise apartments, and only about 5% of its homes were built between 2011 and 2021, so new construction is scarce. Change is coming through planning work such as the West Elbow Local Area Plan and the Sunalta main street area, and new multi-residential projects have been proposed, including a six-storey, 41-unit building at 1730 and 1732 12 Avenue SW that was under City review in 2026.
For buyers, that means a choice between older walk-ups and character homes and the newer townhomes, infills and condominiums that come up less often. For builders and owners, zoning, lot size and distance to the CTrain station all shape redevelopment value, so each site needs careful analysis. Ask us about off-market and coming-soon homes.
