Living in Marlborough, Calgary: Homes, Schools, Transit and What to Expect

by Justin Warthe

Marlborough is the established northeast community about six kilometres east of downtown, between 16 Avenue NE and Memorial Drive and between 36 Street and 52 Street NE. It has its own Blue Line CTrain station, a regional mall, two public schools inside the community and some of the most affordable detached homes on full lots in the city. Here is what it is like to live there, what homes cost and the trade-offs to weigh before you buy.

Quick answer: Marlborough works for buyers who want a detached home on a full-size lot with a CTrain station and a mall within walking distance, at a price well below the Calgary average. Homes are mostly 1960s and 1970s bungalows and bi-levels, so budget for maintenance. The Top Calgary Real Estate Team sells across northeast Calgary; call or text 403-620-8746 or book a call for a Marlborough evaluation or buyer consultation.

Key takeaways

  • Marlborough is a detached-home community: 63% of homes are single-detached houses, mostly bungalows and bi-levels built between 1961 and 1980 on full-size lots, many with suite or garage potential.
  • Transit is a real advantage: Marlborough has its own CTrain station on the Blue Line beside Marlborough Mall, and Memorial Drive runs straight to downtown.
  • Marlborough School (public, K to 5) and Bob Edwards School (public junior high, with the designated French Immersion program for students east of Deerfoot) are both inside the community.
  • The trade-off is age: homes are 45 to 60 years old, and 8% of dwellings needed major repairs in the 2021 census against 5% city-wide. Price in roofs, furnaces and windows.

Where Marlborough is and how it was built

Marlborough runs from 16 Avenue NE (the Trans-Canada Highway) south to Memorial Drive, between 36 Street NE and 52 Street NE. The community was established in 1967 and named after Marlborough, England. The last major residential build-out came in the 1990s on the western end of Marlyn Way, so almost everything else dates from the first wave of construction.

Homes in Marlborough

Detached houses make up 63% of homes, duplex-style suites 16%, low-rise apartments 12% and row houses 7%, according to the City of Calgary's 2021 census profile. There are no buildings over five storeys. The housing is old by Calgary standards: 76% of dwellings were built between 1961 and 1980. Expect bungalows and bi-levels on full-size lots, many with secondary suites or room for a garage, and about 65% of households own their home. The census counted 8,910 residents in 3,060 dwellings.

Schools

Marlborough School is the public K to 5 school inside the community. Bob Edwards School is the public junior high, also in Marlborough, and hosts the designated French Immersion program for students east of Deerfoot Trail. Chris Akkerman School (K to 5) is also listed by the community association. The Calgary Catholic elementary school is St. Mark, at 4589 Marbank Drive NE.

School designations change; confirm the current designation for any address with the Calgary Board of Education or the Calgary Catholic School District before you buy.

Getting around

Marlborough has its own CTrain station on the Blue Line, beside Marlborough Mall, and bus routes 42/49, 43, 67, 87, 127 and 135 all connect through the station. Memorial Drive runs straight to downtown, roughly 15 minutes by car outside rush hour, and Barlow Trail and 52 Street link to the industrial parks and the airport.

Parks, recreation and shopping

Marlborough Mall opened in 1971 at Memorial Drive and 36 Street NE and has about 100 stores anchored by Walmart. The Calgary Marlborough Community Association at 636 Marlborough Way NE runs a 400-capacity hall, a gym, fitness and seniors programs and indoor soccer, and the community has its own parks, playgrounds and schoolyards.

The trade-offs

Homes are 45 to 60 years old, and 8% of dwellings needed major repairs in 2021 against 5% city-wide, so budget for roofs, furnaces, windows and electrical, or price in the originals. Buyers interested in secondary suites should confirm that any existing suite is legal and registered with the City before paying a premium for it.
