Realtor Fees in Calgary (2026): How Real Estate Commission Works in Alberta
Updated October 30, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team
"How much does a realtor cost in Calgary?" is the question almost every seller asks first and almost no agent answers clearly. Here is the clear version: what commission structures are common in Calgary, who pays what, how GST applies, what is negotiable, and how to compare one agent's fee with another's without getting lost in percentages.
Quick answer: There is no set or standard real estate commission in Alberta; every brokerage sets its own fees and they are negotiable. A structure commonly seen in Calgary is a percentage of the first $100,000 of the sale price plus a lower percentage of the balance (often quoted as 7% and 3%), with 5% GST on top, and that total is usually shared between the seller's brokerage and the buyer's brokerage. Flat fees and fee-for-service options also exist. Buyers typically pay nothing directly. The Top Calgary Real Estate Team provides a written fee schedule up front; book a call or call 403-620-8746 to see it.
Key takeaways
- Alberta has no legislated or standard commission rate. The Real Estate Council of Alberta (RECA) licenses and regulates agents; it does not set fees. Anything described as the "standard rate" is a convention, not a rule.
- Commission is usually paid by the seller out of the sale proceeds and shared between the listing brokerage and the buyer's brokerage. The buyer's side is why buyers typically pay nothing directly.
- GST (5%) applies to real estate commissions in Alberta because they are a service.
- The fee is only half the comparison. What it includes (photography, video, staging advice, marketing, negotiation, team coverage) and the price it achieves are the other half. A cheaper fee that nets you less is not cheaper.
Common commission structures in Calgary
| Structure | How it works | What to watch |
|---|---|---|
| Split percentage (most common) | A higher percentage on the first $100,000 of the sale price and a lower percentage on the balance; 7% and 3% is the structure most often quoted in Calgary | Confirm whether the quoted numbers are the total (both brokerages) or the listing side only |
| Flat percentage | A single percentage of the whole sale price | Simple to compare; make sure you know the buyer's-side portion |
| Flat fee | A fixed dollar amount regardless of sale price | Often excludes marketing, showings or negotiation; read what is included |
| Fee for service / discount | Pay for specific services (MLS® listing only, photography, etc.) | You may be doing the showings, pricing and negotiating yourself |
Every brokerage sets its own fees and all of them are negotiable. Ask for the fee schedule in writing.
A worked example (illustrative only)
Using the commonly quoted 7% and 3% structure on a $600,000 Calgary home: 7% of the first $100,000 is $7,000, and 3% of the remaining $500,000 is $15,000, for a total of $22,000 before GST. Add 5% GST ($1,100) and the total is $23,100. That total is typically split between the listing brokerage and the buyer's brokerage, so the seller's agent does not keep all of it. Your actual fee depends on what you negotiate with your brokerage; this example is only to show how the math works.
Who pays what in a Calgary sale
- Seller: commission to the listing brokerage (which shares with the buyer's brokerage), plus GST; legal fees for the conveyance; a real property report with compliance if yours is out of date; any mortgage payout penalties (ask your lender); and preparation costs you choose to incur.
- Buyer: typically no commission; legal fees; home inspection; condo document review; title insurance; land title and mortgage registration fees; property tax and utility adjustments; and, for new builds, GST. Alberta has no land transfer tax.
What should be included in a full-service listing fee
- A written market evaluation with comparable sales and a pricing strategy
- Preparation and staging advice, with trade referrals
- Professional photography, video, floor plans and, where useful, drone and twilight imagery
- MLS® System and Realtor.ca exposure, the brokerage and team websites, social and email campaigns
- Pre-launch to the team's buyer database and off-market network
- Showing management and buyer feedback
- Offer negotiation, multiple-offer management and condition strategy
- Transaction management through to possession
If a lower fee removes any of these, ask what it will cost you in price or time. Our fee schedule includes all of them, and we are happy to put it beside any other agent's.
Can you negotiate realtor fees in Calgary?
Yes. Fees are negotiable by law and in practice. The useful conversation is not "what is your lowest rate?" but "what do I get for this fee, what is your sale-to-list ratio and days on market, and what happens if the home does not sell?" An agent who nets you two percent more on the sale price has more than paid for a one percent difference in fee.
Related rules worth knowing
- RECA requires written service agreements between licensees and clients in Alberta, which must set out the fee and how it is calculated.
- Commissions are paid to brokerages, not to individual agents, and are typically disbursed from the sale proceeds by the lawyers at closing.
- Listing agreements have a term and may have cancellation provisions; read them before you sign.

Frequently asked questions
How much does a realtor charge in Calgary?
There is no set rate in Alberta. A structure commonly quoted in Calgary is a percentage of the first $100,000 of the sale price plus a lower percentage of the balance (often 7% and 3%), plus 5% GST, with the total usually shared between the listing and buyer brokerages. Flat-fee and fee-for-service options also exist. Every brokerage sets its own fees and they are negotiable.
Is there a standard real estate commission in Alberta?
No. RECA, the Real Estate Council of Alberta, licenses and regulates real estate professionals but does not set commission rates. Any "standard" rate is a market convention, not a rule, and all fees are negotiable.
Who pays the realtor commission in Calgary?
The seller typically pays the commission out of the sale proceeds, and the listing brokerage shares part of it with the buyer's brokerage. That is why buyers usually pay nothing directly for representation.
Is GST charged on real estate commission in Alberta?
Yes. Real estate commission is a service, so 5% GST applies on top of the commission amount.
Can I negotiate realtor fees in Calgary?
Yes. Fees are negotiable by law and in practice. Compare what is included (marketing, photography, negotiation, team coverage) and the agent's sale-to-list results, not just the percentage.
What does it cost to sell a house in Calgary besides commission?
Legal fees for the conveyance, a real property report with compliance if yours is out of date, any mortgage payout penalty, and the preparation costs you choose to incur. Alberta has no land transfer tax.
