Braeside is the quiet southwest Calgary community between Southland Drive and Anderson Road, 14 Street SW and 24 Street SW, a short walk or bus ride from the Red Line and next door to Southland Leisure Centre. It was annexed in 1956, developed from 1965, and offers a mix of detached homes, row houses and low-rise condos from the 1960s and 1970s. Here is what it is like to live there, what homes cost and the trade-offs to weigh before you buy.
Quick answer: Braeside is a quiet 1960s and 1970s community in southwest Calgary with its own K to 6 school, Southland Leisure Centre and a community hall with outdoor rinks, close to the Glenmore Reservoir and Fish Creek Park. The Red Line CTrain is a walk or short bus ride away. Key takeaways
- Braeside has more attached housing than most 1960s communities: single-detached houses are 56% of homes, row houses 23% and low-rise apartments 18%, so there are entry-level options as well as full-lot houses.
- The housing stock is consistent in age: 89% was built between 1961 and 1980, which means mature trees and full lots, and a budget line for mechanical systems, windows and kitchens.
- Braeside School (public, K to 6) is inside the community, John Ware is the public junior high immediately north and Henry Wise Wood is the nearest public high school.
- Southland Leisure Centre, the Glenmore Reservoir, Fish Creek Provincial Park and the Southland and Anderson CTrain stations are all within a short drive, walk or bus ride.

Getting around
The nearest CTrain stops are Southland and Anderson on the Red Line. Anderson station at 11015 Anderson Station Way SW has 1,750 parking spaces and is across from Southcentre Mall, and from the middle of Braeside, Southland station is about a 30-minute walk or a short bus ride. By car, downtown is roughly 20 to 25 minutes via 14 Street or Macleod Trail outside rush hour.
Parks, recreation and shopping
Southland Leisure Centre at 2000 Southland Drive SW has pools, ice arenas and gyms. The trade-offs
Nearly nine in ten homes are from the 1960s and 1970s. Buyers should budget for updated mechanical systems, windows and kitchens, or price in the originals. Row-house and apartment buyers should review the condominium documents and reserve fund closely, since many of the attached complexes are of the same age.
