Cost of Selling a House in Calgary (2026): Commission, Fees and a Worked Example

When you sell a home in Calgary, the sale price is not what lands in your account. Commission, legal fees, the Real Property Report, mortgage payout and a few smaller items come off the top. Here is a complete list with 2026 figures, a worked example at the Calgary benchmark price, and the costs that are optional.

Quick answer: Expect total selling costs of roughly 4% to 6% of the sale price in Calgary, most of it real estate commission. On a $566,700 home (the September 2026 benchmark) a common commission structure of 7% on the first $100,000 and 3% on the balance comes to about $21,000 plus 5% GST, legal fees run $1,000 to $1,800, a Real Property Report $500 to $900, and a mortgage prepayment penalty applies if you break a fixed term early. Commission is negotiable in Alberta and there is no set rate. Request a free evaluation and we will give you a net-proceeds estimate for your home.

Key takeaways

  • Commission is the largest cost and it is negotiable. The most common Calgary structure is 7% on the first $100,000 and 3% on the remainder, split between the listing and buyer's brokerages, plus 5% GST on the commission.
  • A current Real Property Report (RPR) with City of Calgary compliance is standard in an Alberta sale; budget $500 to $900 and two to four weeks if yours is out of date or you have added a deck, fence or garage.
  • Mortgage prepayment penalties are the surprise item. Breaking a fixed-rate mortgage mid-term can cost three months' interest or an interest rate differential, which can run into the thousands; ask your lender for the exact figure before you list.
  • Preparation spending is optional but usually pays: staging, paint, minor repairs and professional cleaning typically return more than they cost in a balanced market.

Where sellers waste money, and where they save it

  • Wasted: major renovations right before listing (a new kitchen rarely returns its full cost at sale), overpricing that leads to months of carrying costs and a lower final price, and discount brokerages that remove the marketing and negotiation that produce a higher sale price.
  • Saved: ordering the RPR early so compliance issues are fixed before a buyer finds them, a pre-listing inspection on older homes, paint and lighting, and launching at a price supported by comparables so the home sells in the first two weeks.

Frequently asked questions

How much does it cost to sell a house in Calgary?

Roughly 4% to 6% of the sale price. On the September 2026 benchmark of $566,700, a common commission structure plus GST, legal fees, a Real Property Report and basic preparation totals about $26,000, before mortgage payout and any prepayment penalty.

What is the realtor commission in Calgary?

There is no set rate; commission is negotiable in Alberta. A common structure is 7% on the first $100,000 of the sale price and 3% on the balance, split between the listing and buyer's brokerages, plus 5% GST.

Do I need a Real Property Report to sell my house in Alberta?

For most detached, semi-detached and bare-land sales, yes: buyers and lenders expect a current RPR with municipal compliance. If yours is out of date or you have added structures, order a new one before listing. Apartment condos usually do not need one.

Who pays the buyer's agent when I sell?

Under the common Calgary structure the seller's total commission is split between the listing brokerage and the buyer's brokerage at closing. What you offer to the buyer's side is set in your listing agreement.

Will I pay a penalty for breaking my mortgage when I sell?

If you are in a closed fixed-rate term and do not port the mortgage to your next home, your lender may charge three months' interest or an interest rate differential. Ask your lender for the exact payout figure before listing; we are not mortgage advisors.

Are selling costs tax deductible in Canada?

For a principal residence, the sale is generally exempt from capital gains tax and selling costs are not deductible. For rental or investment property, selling costs typically reduce the capital gain. Speak to an accountant; this is not tax advice.
