What Is My Calgary Home Worth? How Home Value Is Really Set (2026)

by Justin Warthe

Online estimators will give you a number for your Calgary home in ten seconds. Sometimes it is close. Often it is off by $30,000 to $80,000, because an algorithm cannot see your renovated kitchen, your busy road, your south-facing yard or the sale across the street that closed last week. Here is how home value is actually established in Calgary, what moves it, and how to get a number you can rely on.

Quick answer: Your Calgary home is worth what a qualified buyer will pay for it today, and the best estimate of that is a comparative market analysis: recent sales of similar homes in your community, adjusted for size, condition, lot and location, weighed against the homes you would compete with if you listed this week. The Top Calgary Real Estate Team provides this as a free written evaluation (an opinion of value, not an appraisal). Request one at topcalgaryrealestate.com/evaluation or book a call.

Key takeaways

  • Benchmarks tell you the direction, not your number. CREB®'s September 2026 benchmark was $566,700 city-wide, $739,400 for detached, $685,200 semi-detached, $412,400 row and $291,400 apartment, and districts range from the North East to the City Centre by hundreds of thousands of dollars.
  • Your City of Calgary property assessment is for taxes. It reflects a July 1 valuation date of the previous year and mass-appraisal methods; it can be well above or below market value, especially after renovations or in a moving market.
  • A REALTOR®'s market evaluation and a lender's appraisal are different things. An evaluation is an opinion of value used to price and sell; an appraisal is ordered by a lender to support a mortgage. Only a licensed appraiser can provide an appraisal.
  • Condition, lot, location within the community and what is competing for sale this month move value more than square footage alone.

What actually sets your home's value in Calgary

1. Comparable sales (the last 90 days matter most)

Three to six sold homes of similar type, age and size in your community or an equivalent one, adjusted for differences. Pending sales count too; a REALTOR® can see conditional sale prices that public sites cannot.

2. Active competition

If five similar homes are for sale on your street at $650,000, your home is not worth $700,000 this month regardless of what sold in the spring. Buyers compare what is available now.

3. Condition and upgrades

Kitchens, bathrooms, windows, roof, furnace, developed basements and legal secondary suites move value. Cosmetic updates return more than they cost; mechanical items prevent discounts rather than adding premiums.

4. Lot and location within the community

Backing onto green space, a park or a pathway versus a major road or commercial; corner lots; south or west exposure; walkability to the LRT; and in the inner city, lot width (a 50-foot lot in Altadore or Killarney has redevelopment value a 25-foot lot does not).

5. Property type and segment conditions

Right now detached homes have about three months of supply and sell close to list, while apartments have over five months of supply and more negotiation. Two homes with the same assessed value can be in very different markets.

How our free home evaluation works

  1. Request it online at topcalgaryrealestate.com/evaluation or call us. Tell us about upgrades, the lot and anything a listing would not show.
  2. We pull the data: sold, pending and active comparables, your community's absorption rate, and any off-market sales we know of.
  3. We walk the home (or do a video walk-through if you prefer) because condition is impossible to judge from assessment records.
  4. You get a written report with a value range, the comparables behind it, a recommended list price and a plan for the first two weeks on market. No obligation to list.

One warning: be wary of the agent whose number is far above the others. Overpricing in a balanced market leads to price reductions and a stale listing that ultimately sells for less. Ask every agent to show you the comparables behind their figure.

Frequently asked questions

How do I find out what my house is worth in Calgary?

Request a comparative market analysis from a licensed REALTOR®. It uses recent sold and pending comparables in your community, adjusted for condition, lot and upgrades, and weighs the homes you would compete with today. The Top Calgary Real Estate Team provides this free with no obligation to list.

Is my City of Calgary property assessment the same as market value?

No. The assessment is prepared for property tax using a July 1 valuation date from the previous year and mass-appraisal methods. It often differs from market value, especially after renovations or when the market has moved.

How accurate are online home value estimators in Calgary?

They can be reasonably close in uniform newer communities and are frequently off by 10% or more for inner-city, renovated, view or acreage properties, because they cannot see condition, lot or the sale that closed last week.

What is the difference between a home evaluation and an appraisal?

An evaluation (comparative market analysis) is a REALTOR®'s opinion of value used to price a home for sale. An appraisal is a formal valuation by a licensed appraiser, usually ordered by a lender. We provide evaluations; we do not provide appraisals.

Does a free home evaluation mean I have to list my house?

No. Our evaluation is free and there is no obligation. Many homeowners request one simply to understand their equity or plan a future move.

What adds the most value to a house in Calgary?

Kitchens and bathrooms in good condition, a developed basement, a legal secondary suite, updated windows, roof and furnace, and lot features such as backing onto green space. In the inner city, lot width and redevelopment potential matter too.
