Should I Sell My House Before Buying a New One in Calgary? (2026 Guide)

If you own a home in Calgary and want to move up, down or across the city, the order of operations is the hardest decision in the whole process. Sell first and you risk having nowhere to go; buy first and you risk carrying two mortgages. The right answer depends on your equity, your lender and the segment you are selling into. Here is how we work through it with clients in late 2026.

Quick answer: In Calgary's balanced 2026 market, most move-up buyers should sell first or make their purchase conditional on the sale of their current home. With nearly four months of supply, 44 average days on market and sellers accepting conditional offers again, a sale-of-buyer's-home condition is realistic in most price ranges, especially for buyers of condos and townhomes where supply is highest. Buy first only if you can carry both homes or qualify for bridge financing, and only when selling a detached home under $700,000, the segment that still sells fastest. Key takeaways

  • Segment matters more than the calendar. Detached homes had just over three months of supply in September 2026 and sell in weeks when priced well; apartments had over five months and can take two months or more. Sell-first is close to mandatory if you are selling a condo.
  • Four strategies: sell first with a long possession or short-term rental; buy with a sale-of-home condition; buy first with bridge financing; or sell and buy with matched possession dates. Each has a cost and a risk.
  • Bridge financing requires a firm (unconditional) sale of your current home in most cases, and lenders charge a setup fee plus interest at prime or higher. It bridges days or weeks, not months.
  • Possession dates are negotiable in Alberta. A 60-to-90-day possession on your sale, or an early possession on your purchase, often removes the need to carry two homes at all.

The four ways to sequence a move in Calgary

StrategyHow it worksBest whenRisk and cost
Sell first, then buyList now; negotiate a long possession (60 to 90 days) or rent short-term; buy with a firm budgetSelling a condo or townhome; equity is needed for the down payment; the market is softMay need a short rental or storage; strongest negotiating position on both sides
Buy with a sale-of-home conditionYour offer is conditional on your home selling within a set period (often 30 to 60 days); seller can keep marketing with a 24-to-72-hour clauseBalanced markets like 2026; the home you want is not in a multiple-offer situationSeller may accept a competing firm offer; your home must be priced to sell quickly
Buy first with bridge financingFirm up the purchase; a lender advances the equity from your home for a short periodSelling a detached home that will sell fast; you qualify to carry both brieflyNeeds a firm sale; interest and fees; stress if the sale slips
Matched closingsSell and buy with the same or offset possession dates, both firmYou have a buyer and a target home at the same timeTwo sets of lawyers and dates to coordinate; a delay on either side cascades

What the 2026 market means for each option

In 2023 and early 2024, sale-of-home conditions were almost never accepted because sellers had firm competing offers within days. That has changed. CREB®'s September 2026 data show just under four months of supply city-wide, a sales-to-new-listings ratio of 49% and homes selling at about 97.4% of list. Sellers of condos and row homes, with five and four months of supply respectively, are accepting conditional offers routinely; sellers of well-priced detached homes under $700,000 still sometimes have competing offers, so a conditional offer there needs a strong price and a short sale period.

On the selling side, the same data cut the other way: if your current home is a condo, price it sharply and sell first. If it is a detached home in an established community, you have more flexibility to buy with a condition or bridge, because your sale is likely to be the faster of the two.

A sequence that works for most Calgary move-up buyers

  1. Get a written evaluation of your current home with a realistic days-on-market estimate for its segment.
  2. Get pre-approved for the purchase assuming the sale, and ask the lender specifically about bridge financing and porting your mortgage.
  3. Prepare your home for market (Real Property Report, repairs, staging) so you can list within days of finding the right home.
  4. Search with early and off-market alerts so you see the right home before the competition.
  5. Choose the strategy by segment: condo or townhome, list first; detached under $700,000, buy with a condition or bridge; luxury, sell first.
  6. Negotiate dates, not just price: a longer possession on your sale or an earlier one on your purchase solves most timing gaps.

Frequently asked questions

Should I sell my house before buying another one in Calgary?

In the balanced 2026 market, usually yes, or buy with a sale-of-home condition. With nearly four months of supply and 44 average days on market, sellers accept conditional offers again. Buy first only if you can carry both homes or qualify for bridge financing, and only when your current home is in a fast-selling segment such as detached under $700,000.

What is a sale-of-buyer's-home condition in Alberta?

A condition in your purchase contract that makes the deal subject to your current home selling (usually firm) within a set period, often 30 to 60 days. Sellers typically keep marketing and can require you to firm up or walk away within 24 to 72 hours if another acceptable offer arrives.

How does bridge financing work in Calgary?

A lender advances the equity from your current home for a short period so you can close on the purchase before your sale completes. Most lenders require a firm sale agreement, charge a setup fee and interest at or above prime, and bridge for days or weeks. Ask your mortgage professional; this is general information, not mortgage advice.

Can I negotiate a longer possession date when I sell?

Yes. Possession dates in Alberta are negotiable. A 60-to-90-day possession on your sale, or an early possession on your purchase, often removes the need to carry two homes or rent in between.

Is it better to sell a condo first in Calgary?

Yes. Apartment condos had over five months of supply in September 2026 and take longer to sell than detached homes; listing first, priced to current comparables, gives you a firm budget and a stronger position on the purchase.
