What Does a REALTOR® Do for a Buyer in Alberta? The Full Job, Explained
Updated October 30, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team
Most people know a buyer's agent "helps you find a house." That is about a tenth of the job, and the other nine-tenths is where the money is made or lost. Here is what a REALTOR® actually does for a buyer in Alberta, from the first conversation to the day you get the keys, and what it costs you.
Quick answer: In Alberta, a buyer's REALTOR® works for you under a written buyer representation agreement: they set up your search (including off-market and coming-soon homes), research pricing and property history, book and attend showings, write and negotiate the offer and its conditions, coordinate the inspection, condo document review, financing and lawyer, and manage the file through to possession. In most Calgary transactions the buyer's agent is paid out of the seller's commission at closing, so the buyer typically pays nothing directly. All Alberta real estate professionals must be licensed by RECA.
Key takeaways
- A buyer's agent owes you fiduciary duties under Alberta's Real Estate Act rules: loyalty, confidentiality, full disclosure and reasonable care. The listing agent works for the seller, not for you.
- The written buyer representation agreement sets out what the agent does, how they are paid and how long it lasts. Read the term and cancellation clause before signing.
- Buyer's agents in Calgary are usually paid from the commission the seller agreed to in their listing agreement, so the buyer typically pays nothing out of pocket; if a seller offers less than your agreement states, you may be responsible for the difference, which is why the agreement matters.
- In today's balanced market (September 2026: nearly four months of supply, homes selling at about 97.4% of list) the negotiating and due-diligence parts of the job are where a good agent earns their fee.
What a buyer's REALTOR® does, step by step
Before you look
- A consultation on budget, must-haves, commute, timeline and whether you have a home to sell first.
- An introduction to a mortgage professional for a pre-approval and rate hold (we do not give mortgage advice; we make sure you have someone who can).
- A search set up with early alerts, plus access to coming-soon and off-market homes that never reach Realtor.ca.
While you look
- Showings booked and attended, with honest feedback on each home: what the photos hid, what the inspector will find, what it will resell for.
- Research on every serious candidate: sale history, days on market, the seller's situation where disclosed, comparable sales, permits, condo financials, RPR and encumbrances.
- Community and school information, commute testing, and for new builds, builder reputation and what is and is not included.
The offer
- A pricing recommendation based on comparables, not on list price. In a balanced market this is often below asking; in a multiple-offer situation it is about winning without overpaying.
- Conditions that protect you: financing, inspection, condo documents, sale of your current home where needed, and the deposit structure.
- Negotiation of price, possession date, inclusions and repairs, including counter-offers and competing-offer strategy.
Conditional period and closing
- Coordinating the home inspection and reviewing the report with you, then negotiating repairs or a price adjustment if warranted.
- Condo document review with a specialist, including reserve fund, bylaws, special assessments and insurance.
- Keeping the lender, lawyer and listing side on schedule so conditions are satisfied on time.
- A pre-possession walk-through and key handover on closing day, and support after you move in.
Buyer's agent vs. listing agent vs. going it alone
| Buyer's agent (your REALTOR®) | Listing agent | No agent | |
|---|---|---|---|
| Who they work for | You | The seller | Nobody represents you |
| Off-market and coming-soon access | Yes | Only their own listings | No |
| Pricing advice | Comparables-based, in your interest | Cannot advise you against the seller's interest | Your own research |
| Negotiation | On your behalf | On the seller's behalf | You, against a professional |
| Conditions and due diligence | Drafted and managed for you | Not their role | Your responsibility |
| Typical cost to the buyer | Usually paid from the seller's commission | Paid by the seller | No commission, but no protection either |
What a buyer's agent costs in Alberta
Commission in Alberta is negotiable and there is no set rate. The common structure is that the seller agrees to a total commission in their listing agreement and a portion of it is offered to the buyer's brokerage, so the buyer's agent is paid at closing from the sale proceeds. Your buyer representation agreement states the fee your agent expects; if a seller offers less, the agreement explains who covers the gap. Ask about this before you sign, and read our guide to realtor fees in Calgary.
Questions to ask before you sign a buyer agreement
- How many buyers did you help in my price range and communities in the last 12 months?
- How do you find homes that are not on Realtor.ca?
- Who covers showings and offers when you are unavailable?
- What is the term of the agreement and how do I cancel if it is not working?
- Walk me through a recent multiple-offer situation and what you did.

Frequently asked questions
Do buyers pay realtor fees in Alberta?
Usually not directly. In most Calgary transactions the buyer's agent is paid from the commission the seller agreed to in the listing agreement, at closing. Your buyer representation agreement states your agent's fee and what happens if a seller offers less. Commission is negotiable in Alberta.
Do I need a buyer's agent to buy a house in Calgary?
You are not legally required to have one, but without one nobody in the transaction represents your interests. The listing agent works for the seller. A buyer's agent handles search, pricing, negotiation, conditions and due diligence on your behalf, usually at no direct cost to you.
What is a buyer representation agreement in Alberta?
A written contract between you and a brokerage that sets out the services the agent provides, their duties to you, how they are paid and the term of the agreement. It is required for the agent to represent you, and you should read the cancellation terms before signing.
Can the listing agent represent me as the buyer too?
In Alberta a single agent cannot represent both buyer and seller in the same transaction with full fiduciary duties; where both parties are clients of the same brokerage, a transaction brokerage arrangement with reduced duties may be used with written consent. Having your own agent avoids this.
What should a buyer's agent do during the inspection period?
Arrange a qualified inspector, attend the inspection, review the report with you, and negotiate repairs or a price adjustment, or advise walking away, before the condition deadline. For condos, they also coordinate a document review.
Must a REALTOR® in Alberta be licensed?
Yes. Every real estate professional in Alberta must be licensed by the Real Estate Council of Alberta (RECA) and registered with a brokerage. You can verify any licence on RECA's public register.
