Living in Beddington Heights, Calgary: Homes, Schools, Transit and What to Expect
Updated November 2, 2026 · Written by Justin Warthe, Team Lead, The Top Calgary Real Estate Team
Beddington Heights is the established north Calgary community between 14 Street NW and Beddington Trail, with Nose Hill Park directly across 14 Street and Nose Creek Park on the east side. It offers detached, semi-detached and row homes from the 1960s to the 1980s, its own K to 6 schools, a shopping centre on Centre Street and MAX bus service downtown. Here is what it is like to live there, what homes cost and the trade-offs to weigh before you buy.
Quick answer: Beddington Heights is a mature north Calgary community with Nose Hill Park on its doorstep, most homes built between 1961 and 1990, and shopping, schools and MAX bus service inside or beside the community. The main drawback is the lack of CTrain service. The Top Calgary Real Estate Team sells across north Calgary; call or text 403-620-8746 or book a call for a Beddington Heights evaluation or buyer consultation.
Key takeaways
- Beddington Heights has a wide housing mix for an older community: single-detached houses are 59% of homes, semi-detached 23% and row houses 12%, with only about 3% low-rise apartments.
- Most homes date from 1961 to 1980 (58%) or 1981 to 1990 (34%), so buyers get full-size lots and mature trees, and should budget for updated mechanical systems.
- Nose Hill Park, 11.27 square kilometres of native grassland, is directly across 14 Street, and Beddington Towne Centre on Centre Street has a Safeway, London Drugs, banks and restaurants.
- Transit is bus-based: Route 301 on Centre Street was upgraded to MAX standards with heated shelters by January 2025, but there is no CTrain and the Green Line north leg has no funding or timeline.

Schools
Beddington Heights School is the Calgary Board of Education K to 6 school inside the community. St. Bede School at 333 Bermuda Drive NW is the Calgary Catholic option, serving Pre-Kindergarten to Grade 6. Junior high and high school designations depend on the address.
School designations change; confirm the current designation for any address with the Calgary Board of Education or the Calgary Catholic School District before you buy.
Getting around
Transit is bus-based. Route 301 runs along Centre Street N and serves Beddington Heights; the City upgraded the Centre Street stations between 28 Avenue and Beddington Boulevard to MAX standards, with heated shelters, in service by January 2025, and the corridor now operates as MAX Green between North Pointe and City Centre. Sandstone Terminal connects routes 3, 46 and 64. By car, downtown is roughly 20 minutes via Centre Street or 14 Street outside rush hour.
Parks, recreation and shopping
Nose Hill Park sits directly west across 14 Street and covers 11.27 square kilometres of native grassland, and Nose Creek Park is on the east side. Beddington Towne Centre on Centre Street has a Safeway, London Drugs, banks and restaurants. The community hall at 375 Bermuda Drive NW is now the Beddington Heights Community Arts Centre, with a 185-seat theatre and outdoor rinks.
The trade-offs
There is no CTrain. The Green Line north leg on Centre Street is approved in concept but has no funding or timeline, so downtown commuters rely on MAX Green or the car. Most homes are 35 to 60 years old; budget for roofs, furnaces, windows and electrical, or price in the originals.
