Ask five people what Calgary’s real estate market is doing right now, and you may get five different answers.

One person says homes are still selling quickly. Another says buyers finally have negotiating power. Someone else points to falling condo prices.

Surprisingly, they can all be right.

That’s because Calgary isn’t experiencing one single real estate market. Conditions vary considerably depending on property type, price range and neighbourhood.

Detached Homes: Still Relatively Resilient

Detached homes continue to show more resilience than some other segments of the market.

In July 2026, Calgary’s detached benchmark price was approximately $743,900, less than 2% below the previous year.

For buyers, that means a desirable detached home that is priced correctly may still attract significant attention.

For sellers, it means there are opportunities—but buyers are becoming more selective.

Condos: Buyers Have More Choice

The apartment market tells a very different story.

Calgary had nearly 2,000 resale apartment units available in July, while the benchmark apartment price fell to approximately $297,600—more than 8% below the previous year.

For condo buyers, increased selection can create opportunities to compare properties carefully and negotiate.

For sellers, pricing correctly and understanding competing inventory is especially important.

Townhomes Sit Somewhere in Between

Row and townhome properties are experiencing their own market conditions.

Inventory remains elevated compared with historical trends, and July's benchmark price was approximately $418,500, down 6% year over year.

This is why simply hearing that “Calgary prices are up” or “Calgary prices are down” doesn't tell the whole story.

What Should Buyers and Sellers Do?

Buyers: Understand the specific market you're entering before deciding how aggressively to negotiate.

Sellers: Don't price your home based solely on what Calgary's overall market is doing. Look closely at recent sales and current competition for your exact property type and neighbourhood.

Final Thoughts

The Calgary real estate market has become increasingly property-specific.

A detached home in a sought-after inner-city community can behave very differently from a suburban condo or townhome—even during the same week.

The smartest question in 2026 isn't simply:

“How is the Calgary market?”

It's:

“How is the market for the type of property I own—or want to buy?”

That distinction could make a major difference in your next real estate decision.
