5 Numbers Every Calgary Home Buyer Should Understand Before Making an Offer

Buying a home isn't just about finding a property you love.
Before deciding what to offer, buyers should understand what the numbers are actually saying about that property and the market around it.
You don't need to become a real estate analyst. But understanding these five numbers can help you make a much more informed decision—and potentially prevent you from overpaying.
- Days on Market
Days on Market (DOM) tells you how long a property has been actively listed for sale.
A home that's been listed for two days should usually be approached differently than one that's been sitting for 60 days.
Longer market time can sometimes indicate:
- The property was originally overpriced
- Buyer demand is limited
- There may be room for negotiation
- The seller's motivation could be increasing
But don't automatically assume a property with high DOM is a bad home.
Sometimes the original price was simply wrong.
- Comparable Sales
This may be the most important number of all.
Before making an offer, look at what similar homes have actually sold for, not just what other sellers are asking.
Two homes listed for $800,000 don't prove that either is worth $800,000.
Recent comparable sales help establish what buyers have actually been willing to pay.
The best comparables usually have similar location, size, age, condition, lot characteristics and property type.
- List Price vs. Sale Price
Another useful number is the relationship between the asking price and the final selling price of comparable properties.
Are homes selling above asking?
At asking?
Or 3% to 5% below asking?
This can help you understand how much negotiating power buyers actually have.
It can also prevent one of the biggest mistakes buyers make: submitting an unnecessarily aggressive low offer simply because they assume every seller has built negotiating room into their price.
- Months of Supply
Months of supply is one of the best indicators of who currently has more leverage: buyers or sellers.
Generally, lower inventory relative to demand creates more competition between buyers.
Higher inventory gives buyers more choice.
Calgary's overall market has become more balanced, but conditions can vary dramatically depending on the property type, neighbourhood and price range.
That's why saying “Calgary is a buyer's market” or “Calgary is a seller's market” can be misleading.
The market surrounding the specific home you're considering matters much more.
- Price Per Square Foot
Price per square foot can be useful—but it can also be dangerous when used incorrectly.
A beautifully renovated home on an exceptional lot shouldn't necessarily sell for the same price per square foot as an outdated property several streets away.
Lot size, renovations, garages, views, basement development, location and overall quality can all influence value.
Think of price per square foot as one piece of the puzzle, not the answer.
What Does This Mean for Calgary Buyers?
The best offer isn't always the lowest offer.
It's the offer that makes sense based on the property, comparable sales, competition and current market conditions.
Sometimes that means negotiating aggressively.
Sometimes it means paying close to asking price.
And occasionally, when the right property attracts multiple buyers, it may mean acting quickly and putting forward your strongest offer.
The key is knowing why you're offering that number.
Final Thoughts
Buying real estate becomes much easier when you stop guessing and start looking at the data.
Before writing an offer, ask:
What have comparable homes sold for? How long has this property been listed? How much competition exists? And where does this home fit within its specific market?
Those questions can tell you far more than the asking price alone.
If a home you loved was listed at $800,000 but the comparable sales suggested it was worth $775,000, what would you offer?
